Conditions to be included in all offers:
1. The appliances repairs shall be at the LESSEE's expense. Should the Lessee choose not to repair the appliance(s), than the appliance(s) will not be replaced nor disposed of by the Lessor. The lessor must get prior notice. 2. LESSEE must have liability insurance (tenant insurance) during the entire lease period of minimum $2 million. Proof of insurance must be given before occupancy date.
3. NO cigarettes, cigars, cannabis, vaping, etc. smoking on the premises. NO planting or growing cannabis inside or outside the apartment.
4. Pets are subject to LESSOR's approval. NO aquarium tanks
5. LESSEE is not authorized to paint, make any modifications or renovations to the apartment without the LESSOR'S written approval.
6. All LESSEEs must provide a complete pre rental credit check with the firm Oligny and Thibodeau at their own costs, 1 per Lessee, subject to LESSOR's approval. LESSEEs must all show a valid proof of employment and income.
7. Airbnb rental or short term lease are not permitted. No sublease without the Lessor's written approval.
8. The LESSOR will visit the apartment twice a year with prior notice.
The fireplace does not comply with the city's emission regulations and cannot be used.
